Manchester Equity Release & Lifetime Mortgages

Equity release may be suitable if you are aged 55 or over, own your home, and want to access some of its value without moving.

Whether equity release is right for you depends on your personal circumstances, your long-term plans, and whether there are more suitable alternatives available.
That is exactly what we help our clients work through.

One of the most common questions I’m asked is whether equity release is the right thing to do. The honest answer is that it is not about the product itself – it is about whether it fits your situation.

When is equity release a good idea?

You might be looking to:

  • supplement your retirement income
  • repay an existing mortgage
  • fund home improvements
  • support children or grandchildren
  • or simply create more financial flexibility in later life

Many of the people we speak to want to remain in the home they know and enjoy, while making better use of the value tied up in it.

When is equity release not the right option?

Equity release is not suitable in every situation, and part of our role is to help you understand that early on.

It may not be the best route if you are likely to move in the near future, if you already have sufficient accessible funds, or if preserving as much inheritance as possible is your main priority.

There may also be alternative options available, such as downsizing or restructuring existing finances, which achieve the same outcome in a simpler way.

What should I consider before taking equity release?

When we speak, the focus is not on selling a product. It is on understanding what you are trying to achieve.

We will look at your plans, your financial position, and what you would like your future to look like. That includes whether you want a lump sum, smaller amounts over time, or simply reassurance about your options.

We will also talk about your family situation and any longer-term considerations, so you have a complete picture before making any decisions.

This allows me to give a recommendation that is genuinely tailored to you, and as an independent adviser, I can consider all the available lifetime mortgage providers to find the best plan for you.

Is equity release a good idea for retirement planning?

We often say to clients that equity release is not about whether you can release money from your home. It is about whether doing so improves your overall position.

For some people, it can provide greater financial flexibility and allow them to enjoy retirement more comfortably. For others, a different approach may be more appropriate.

The right decision is the one that supports your lifestyle now, while still feeling comfortable for the future.

Why is equity release advice important?

Equity release, particularly in the form of a lifetime mortgage, is a long-term financial commitment. It is important that you understand how it works, how interest is applied, and how it may affect your estate over time.

As part of the advice process, we will provide a personalised illustration, explain the reasoning behind any recommendation, and make sure you are clear on both the benefits and the considerations before moving forward. If it is not suitable, we will say so.

Frequently asked questions about equity release:

How do I know if I qualify for equity release?

In most cases, you will need to be aged 55 or over and own a property in the UK that meets lender criteria. The amount you can release will depend on your age, the value of your home, and in some cases your health.

However, qualifying for equity release is only part of the picture. The more important question is whether it is appropriate for your circumstances, which is where personalised advice comes in.

Will equity release affect my family’s inheritance?

Yes, equity release will reduce the value of your estate, because the loan, and any interest that isn’t voluntarily paid as you go along, will need to be repaid from the property when it is eventually sold.

That said, modern lifetime mortgages allow you to voluntarily make payments of interest back, as the years go by, if you so wish, which effectively then retains more equity in your property, so you can still leave something behind, if that is important to you.. This is something I will always discuss with you so you can make an informed decision.

We do also encourage family participation in any meetings, as long as that is what you prefer too.

Can I change my mind after taking equity release?

Equity release is designed to be a long-term solution, but there can be flexibility depending on the product. Some plans allow voluntary repayments, and others may allow partial repayment if your circumstances change.

It is important to understand any early repayment conditions before proceeding, which is something we will explain clearly as part of the advice process.

Is equity release better than downsizing?

That depends entirely on your priorities. Downsizing may release funds, but it involves moving home, which is not always desirable.

Equity release allows you to remain in your current property while accessing funds, but it does come with long-term implications. The right option depends on what matters most to you.
